In the Hamptons, there is a famous couch cushion that reads, “You never know how many friends you have until you own your own beach house.” The next owner of this bayfront compound in Westhampton will certainly find that to be true, since the property has plenty of room for a large family as well as lots of friends to gather at the same time.

The hamlet of Westhampton may seem a bit understated compared to some of its wealthy neighbors to the east, according to Rich Report, but it remains a charming hamlet with a vibrant downtown filled with good restaurants and adorable shops, a performing arts center, and an airport that can handle larger planes than those further east.

There is no doubt that Westhampton is a charming hamlet, but geographically speaking, the hamlet can be a little controversial among locals. As far as many people are concerned, it marks the westernmost point in the Hamptons, while snootier purists maintain that only communities east of the Shinnecock Canal can be considered Hamptons.

In spite of their squabbles, Westhamptonites still enjoy an easy-going pace, less traffic, and an abundance of beautiful stately homes reminiscent of those found in the east, which, incidentally, are sometimes even larger than those in the west.

A sprawling estate of almost 12,500 square feet is situated on a peninsula of almost two acres and aptly named The Point. The main house, a classic shingled cottage, and the carriage house together make up the main house. Besides eight bedrooms and nine bathrooms in the main house, there are also two bedrooms and two bathrooms in the carriage house. A private dock and 380 feet of frontage on Moriches Bay are among the other highlights of the property.

No matter what one thinks about Westhampton's relationship to The Hamptons, one thing that cannot be disputed is that Westhampton is an extremely expensive place to live. A cool $22 million has been listed for The Point with the help of Douglas Elliman agent Enzo Morabito.

The interiors of the main house, owned by a couple of private equity types (who seem to be moving to Palm Beach), are especially attractive, so it is no surprise that they were done by the fancy-schmancy interior designer Bunny Williams. Even the cute-as-a-button bunk room for children or grandchildren is decorated with inviting built-ins and gorgeous millwork.

The main house kitchen is enviably (and necessarily) spacious, with attractively stenciled wood floors and a butler's pantry, commensurate with a mansion that can comfortably accommodate 16 or more people. Additionally, the seller's multicolored Frank Stella paintings look great in the neutral living room, which is painted green.

You can also relax and entertain in an atrium, a morning room, a formal dining room, a great room, and a gym. To maximize the fantastic water views, large windows and state-of-the-art geothermal heating and cooling systems have been installed throughout.
