Chinese Billionaire Tycoon Lists Historic Chandler Estate in Pasadena for $14.9 Million

It was believed that billionaire developer Huang Kangjing had found a buyer for his Pasadena estate at the beginning of the 2020s. Compass' Brent Chang has listed the property again with an almost $15 million asking price, after the sale did not go through.

The century-old mansion was purchased by Kangjing, owner of one of Shenzhen's largest construction conglomerates, for $5.8 million in 2012. In 2014, Pasadena Showcase House for the Arts was opened after undergoing a multimillion-dollar restoration. Currently, Ganyu Huang, a former student of USC, occupies the residence with his son.

A property designed and built in 1915 by noted Los Angeles architect Stiles O. Clements at a cost of about $28,000, it was enlarged by Kenneth A. Gordon in 1931. Philip Chandler, son of Los Angeles Times publisher Harry Chandler, lived there for many years after the building was originally owned by carbonic acid and oxygen gas manufacturer Robert Philip Flint.

With nearly 10,000 square feet of luxurious living space, the timber-framed main house in West Pasadena's affluent South Arroyo neighborhood boasts seven bedrooms and ten baths, with wood-paneled walls, wood-beam ceilings, quarter-sawn oak floors and leaded glass windows on a flat, heavily wooded parcel of just over 3.5 acres. 

One of the outbuildings includes a carriage/slat house with a one-bedroom guest suite featuring a kitchenette and sitting room, as well as a greenhouse, aviary and river-rock artesian spring house.

The solid wood front door leads into a double-height entry hall with a winding staircase, surrounded by an entry garden and brick-inlaid walkway with an aged finish. There are oversized windows overlooking the garden and a custom wet bar in the redwood-clad great room.

There is also an elegant living room decorated with shades of white, taupe, cream, and beige, as well as a formal dining room adorned with walls clad in a palm green hue. There is a large gourmet kitchen with Viking appliances, a French door oven, and a breakfast nook; upstairs, there is a luxurious master suite with marble fireplace and Picasso tub, as well as a full bathroom.

A landmark feature of the property is its sprawling backyard, which includes a fireplace flanked by an al fresco dining patio and an outdoor kitchen with a built-in barbecue. Additionally, there is a sunken fire pit, tennis pavilion, sports court, terraced rose garden and lily pond, as well as a pool and raised spa.
