An opulent Beverly Hills castle is sought by a real estate mogul for $22 million

An eclectic Beverly Hills spread owned by commercial real estate and hospitality investor Robert Rivani has surfaced for sale after being rented for $150,000 per month. What is the asking price? In the context of the property's lavish yet one-of-a-kind treasures, that amount seems far less outrageous.
Purchasing the property for $13.7 million in winter 2019, Rivani and wife Krystal customized the property for $4 million over the next three years. In 2014, her ex-husband, entrepreneur David Gebbia, completed the mansion, which had previously been owned by “The Real Housewives of Beverly Hills” star Carlton Gebbia.
A two-story stucco and terracotta-roof home hidden behind gates and walls in Beverly Ridge Estates, a guard-gated neighborhood near the Beverly Hills Post Office, the property features seven bedrooms and nine baths spread over over 15,000 square feet of fantasy-laden living space dubbed by Rich Report as “Game of Thrones” meets “Harry Potter””.
Upon entering, guests are greeted by a soaring great hall with triple-vaulted ceilings, and an authentic replica of the spiked iron throne from “Game of Thrones.”
There's also a custom bar room with dragon-skin wallpaper and an apothecary cabinet similar to "Harry Potter," plus a "Jungle Room" with a chandelier resembling butterflies made of 300 glass pieces, and artificial foliage on the walls and ceilings.
In addition to the gourmet kitchen, there is a formal dining room with crown-shaped chandeliers, a movie theater, and a 2,000-square-foot master retreat with a former altar turned headboard, a wood fireplace with a dragon wearing a crown, and a private terrace. A pool and spa are surrounded by harlequin-patterned pavers laced with patches of grass and flowers, as are a sports court, vegetable garden, and an oversized chess set on the grounds, which are ideal for al fresco entertaining. Up to six vehicles can be stored in the subterranean garage.
Josh Altman and Sam Collins of Douglas Elliman of California hold the listing.
