A New Private Island Complex Follows the Curve of Biscayne Bay in Miami

In the 305, Grove Isle is an exclusive gated private island that consists of a 65-unit building on a 20-acre island surrounding a golf course.

An exciting new residential developer is set to move into Grove Isle, a 20-acre private island just offshore of Miami's Coconut Grove and ideally situated just off the coast of the island itself.

A++ Human Sustainable Architecture and CallisonRTKL have partnered together to develop a 65-unit luxury residential development with Vita at Grove Isle, which was inspired by the natural curves of the island and was designed as a joint project between CMC Group and Ugo Colombo of CMC Group. 

Although the building appears to be a single one, there are actually three waterfront buildings, Mare, Luce and Sole, which offer a refined, exclusive living experience with magnificent views over Biscayne Bay that offer a truly exceptional living experience.

“Exclusivity has become the ultimate luxury, especially over the past few years,” Ugo Colombo, founder of CMC Group explained. “Boutique condominiums offer personal space, making it feel like a single-family home. Vita offers just 65 residences, with private elevators servicing two homes per floor, resulting in the ultimate tranquil ambiance.

There are 65 residences located in the Pacific Bay area, according to Rich Report, with prices starting at $5 million for the most expensive residences. As well as the spectacular penthouses, there are also 12 spectacular penthouses starting at more than $10 million. The unit sizes range between 2,500 square feet and 6,500 square feet, with configurations ranging from three bedrooms to four bedrooms.

There are also penthouse homes on offer, ranging in size between 3,400 square feet and 6,600 square feet, with rooftop terraces, swimming pools, and summer kitchens, and private rooftop terraces with panoramic views. 

Unless stated otherwise, every home features smart home features, indoor-outdoor living, a 10-foot-high ceiling, a balcony, Italian marble and cabinetry, as well as many other wonderful features. The features that make a smart home smart include lighting control, climate control, water filtration systems, soundproofing systems of high quality, and water filtration systems.

Milan-born Colombo, who has been developing buildings in Miami for decades, incorporated high-quality materials into every inch of the project, including marbles sourced from Italian quarries, which were used in the construction of the building. 

Every residence also features the latest state-of-the-art appliances, as well as designer shelving, book-matched marble, and state-of-the-art design. 

The powder rooms, for instance, feature wood wall panels made from the Noce Canaletto tree and sinks made from a block of marble carved from the Marquina region of Italy. There is a wide variety of finishes and fixtures, like Dornbracht faucets, which are from some of the most renowned brands all over the world.

“Each home will have unobstructed panoramic waterfront views and will offer estate-sized condominium living, featuring hand-picked finishes I’ve personally sourced from Italy,” Colombo adds. “The care and quality in this project is only made possible through our philosophy of developing just one or two projects at a time—a rarity in Miami.”

The property features a resident's pool, a bar and lounge, a fitness center, a spa, children's playground, as well as a complimentary membership to the Vita Club at Grove Isle, which offers a variety of amenities. 

There are tennis courts here as well as paddleball courts, pickleball courts, restaurants, and more. The hotel also has a valet service, a concierge, and a private garage, all of which are available at an additional charge.

Construction is set to begin in the winter of 2024, and pre-construction sales are already underway.
